An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at the northeast corner of Williams Road and Whitesville Road, from A-1

(Agricultural) District to A-O (Apartment-Office) and C-3 (General Commercial)

Districts.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from A-1 (Agricultural)

District to A-O (Apartment-Office) District:



Commencing at an iron stake at the northeast corner of the intersection of

Williams Road and Whitesville Road, and running east a distance of 247.71 feet

to a concrete monument; thence running north a distance of 182.33 feet to an

iron stake; thence running east a distance of 610 feet to an iron stake which

marks the point of beginning; thence running north a distance of 1,115 feet

along the centerline of the ditch to an iron stake; thence running east a

distance of 465.70 feet to an iron stake; thence running east a distance of

550.83 feet to an iron stake; thence running south a distance of 122.78 feet to

an iron stake; thence running west a distance of 150.0 feet to an iron stake;

thence running south a distance of 60.00 feet to an iron stake; thence running

east a distance of 90.00 feet to an iron stake; thence running south a distance

of 467.0 feet to an iron stake; thence running northeast a distance of 65.00

feet to an iron stake; thence running south a distance of 99.00 feet to the

point where the south side of the Southern Natural Gas Company Easement

intersects the east property line; thence running west along the south side of

said Easement a distance of 1,200 feet to the centerline of the ditch; and

thence running north a distance of 30 feet to an iron stake that marks the

point of beginning.



And



That the Zoning Atlas on file with the Planning Division of the Department of

Community and Economic Development be, and the same is hereby amended by

changing the following described property from A-1 (Agricultural) District to

C-3 (General Commercial) District:



Commencing at an iron stake at the northeast corner of the intersection of

Williams Road and Whitesville Road, and east a distance of 247.71 feet to a

concrete monument; thence running north a distance of 182.33 feet to an iron

stake; thence running east a distance of 610 feet to an iron stake; thence

running south a distance of 30 feet along the centerline of the ditch; thence

running northeast a distance of 1,200 feet along the south side of the Southern

Natural Gas Company Easement; thence running south a distance of 30 feet to a

concrete monument; thence running southwest a distance of 196.64 feet to a

concrete monument; thence running southwest a distance of 140.05 feet to a

concrete monument; thence running southwest a distance of 156.26 feet to a

concrete monument; thence running southwest a distance of 129.59 feet to a

concrete monument; thence running southwest a distance of 1,104.34 feet to a

concrete monument; thence running northwest a distance of 180.28 feet to a

concrete monument; and thence running northwest a distance of 711.55 feet to an

iron stake that marks the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property that is proposed for C-3.

4. A buffer shall be required along the northern property line of the parcel

zoned A-O. The buffer requirement shall meet the requirements of Category B of

the Buffer Ordinance in effect on the date of this rezoning.
