An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6801 Warm Springs Road (south of Flat Rock Creek), from A-1

(Agricultural) District to R-1A (Low Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from A-1 (Agricultural)

District to R-1A (Low Density Residential) District:

Commencing at a point formed by the intersection of the west right-of-way line

of Pierce Chapel Road with the northwesterly right-of-way line of Warm Springs

Road and running thence in a southwesterly direction along the northwesterly

right-of-way line of Warm Springs Road a distance of 455.9 feet to an iron pin

at the point of beginning; thence continue along the northwesterly right-of-way

line of Warm Springs Road a distance of 1760.88 feet; thence running north

329.27 feet to the centerline of Flat Rock Creek; thence running east 1763.56

feet along the centerline of Flat Rock Creek; thence running south 952.7 feet

to the point of beginning.





The above-described property is being rezoned with the following condition:

1. The developer states that restrictive covenants will apply to the property

being rezoned. Such restrictive covenants shall require property owners and

their successors adjacent to Flat Rock Creek to preserve the creek and creek

banks in their natural state and, at a minimum, shall require compliance with

all provisions of Chapter 17C of the Columbus Code (Soil Erosion and

Sedimentation Control Ordinance) and applicable state law as now or hereafter

amended.
