Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 5070 Warm Springs Road from R-1A (Low Density Residential) District

to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



BEGINNING at an iron stake on the southeastern line of Warm Springs Road, which

said iron stake is 400 feet northeasterly from the northeast corner of the

intersection from Warm Springs Road and McCaghren Drive, and from said

beginning point running North a distance of 140 feet to an iron stake; thence

running East a distance of 558.47 feet to an iron stake; thence running South a

distance of 152 feet to an iron stake; thence running West a distance of 54.60

feet to an iron stake; thence running West a distance of 520 feet to an iron

stake which marks the beginning point.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

3. Driveway access shall be determined by the City Traffic Engineer.

4. A deceleration lane shall be required as determined by the City Traffic

Engineer.

5. A 100-foot natural buffer shall be preserved by the developer from the

eastern property line of the property subject to rezoning.

6. A 15-foot landscaped buffer and 6-8 foot wooden stockade fence shall be

provided by the developer and maintained along the northern and southern

property lines of the property subject to rezoning.
