An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at the eastern corner of Cooper Creek Parkway and Milgen Road from M-1

(Light Manufacturing) District to C-2 (Neighborhood Shopping) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from M-1 (Light

Manufacturing) District to C-2 (Neighborhood Shopping) District:



BEGIN at an iron stake marking the intersection of the southeasterly line of

Milgen Road and the north easterly line of Cooper Creek Parkway, thence

northeasterly along the arc of a clockwise curve along the southeasterly line

of Milgen Road (said arc having a radius of 1,960.08 feet and being subtended

by a 297.70 feet chord bearing North 44 degrees 36 minutes 06 seconds) an arc

distance of 297.99 feet to an iron stake; thence leaving Milgen Road, South 42

degrees 50 minutes 01 second East a distance of 305.24 feet to an iron stake;

thence South 51 degrees 15 minutes 01 second West a distance of 317.44 feet to

an iron stake on the northeasterly line of Cooper Creek Parkway; thence North

38 degrees 44 minutes 59 seconds West along the northeasterly line of Cooper

Creek Parkway a distance of 270.0 feet to an iron stake at the point of

beginning



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.
