An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at the northern portion of 6751 Macon Road, from R-1A (Low Density

Residential) District to C-3 (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to C-3 (General Commercial) District:



All that lot, tract or parcel of land lying and being located in Land Lot 60 of

the 9th District, Columbus, Muscogee County, Georgia, described as follows:



To locate the POINT OF BEGINNING commence at a broken right-of-way monument

which marks the southwestern terminus of the mitered intersection of the

northern right-of-way line of Macon Road and the western right-of-way line of

Flat Rock Road; thence run in a southwesterly direction along the northern

right-of-way line of Macon Road for a distance of 531.62 feet to an iron pin;

thence leaving the northern right-of-way line of Macon Road, run North 04

degrees 31 minutes 25 seconds West for a distance of 269.82 feet to an iron pin

which marks the POINT OF BEGINNING; from said POINT OF BEGINNING thence run

South 55 degrees 58 minutes 14 seconds West for a distance of 473.68 feet to an

iron pin; thence run North 07 degrees 06 minutes 04 seconds East for a distance

of 120.00 feet to an iron pin; thence run North 00 degrees 34 minutes 35

seconds West a distance of 167.22 feet to an iron pin; thence run North 03

degrees 30 minutes 11 seconds East for a distance of 175.99 feet to an iron

pin; thence run North 07 degrees 38 minutes 09 seconds East for a distance of

250.22 feet to an iron pin; thence run North 79 degrees 47 minutes 03 seconds

East for a distance of 300.76 feet to an iron pin; thence run South 04 degrees

31 minutes 25 seconds East for a distance of 499.77 feet to the iron pin which

marks the POINT OF BEGINNING.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflectors.

2. No external trash dumpsters / compactors shall be located along the property

lines bordered by residential zoning districts.

3. No outside storage shall be permitted.

4. Existing trees adjacent to Lots 38 to 44 (5704 to 5752 Ironstone Court)

shall be retained. A 100-foot undisturbed, natural buffer shall be required

along the eastern property line. A 6-foot high wooden privacy fence shall be

placed along the eastern edge of the 100-foot undisturbed, natural buffer.

5. A detention pond shall be placed at the north end of the property.

6. The permissible uses currently granted in Sec. 22-22, C-3 general commercial

district, shall be further restricted to preclude the following:



Sections (B)(2)(c) Kennels, boarding and breeding.

(B)(3)(e) Paint shops for automobiles with all activities carried on

entirely within an enclosed building.

(B)(6)(b) Billboards.

(B)(6)(e) Transmission towers for radio, television and other

communication towers.

(B)(6)(f) Wireless communication facilities.

(B)(11)(b) Amusement parks.

(B)(11)(n) Theatre, drive-in.

(B)(13)(a) Drinking establishments, such as bars, taverns, and

cocktail lounges.

(B)(14)(f.1) Flea market

(B)(14)(o) Liquor stores.

(B)(15)(d) Crematories.

(B)(15)(e) Dry cleaning plants and power laundries.

(B)(21)(a) Bus stations.

(B)(21)(c) Taxi stands and dispatching agencies.
