An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4910 Buena Vista Road, from R-1A (Low Density Residential) District

to C-2 (Neighborhood Shopping) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to C-2 (Neighborhood Shopping) District:



Commencing at the southeast corner of McBride Drive and Buena Vista Road and

running East a distance of 345.97 feet to an iron stake; thence running N 88

degrees 39 minutes 06 seconds E a distance of 120.21 feet to an iron stake;

thence running S 06 degrees 44 minutes 00 seconds E a distance of 220.31 feet

to an iron stake which marks the point of beginning; thence running S 06

degrees 44 minutes 00 seconds E a distance of 149.63 feet to an iron stake;

thence running S 88 degrees 39 minutes 06 seconds W a distance of 126.38 feet

to an iron stake; thence running N 05 degrees 46 minutes 49 seconds W a

distance of 149.41 feet to an iron stake; thence running N 88 degrees 39

minutes 06 seconds E a distance of 123.88 feet to an iron stake which marks the

point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. No external trash dumpsters / compactors shall be permitted within 30 feet

of the property lines bordered by the R-1A zoning district.

3. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

4. Driveway access shall be determined by the City Traffic Engineer.
