An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2027 and 2031 6th Avenue, from R-4 (High Density Residential)

District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-4 (High Density

Residential) District to A-O (Apartment-Office) District:



All that lot, tract, or parcel of land situate, lying and being in Columbus,

Muscogee County,

Georgia, and being known and distinguished as PART OF LOT 4 OF A. H. FRAZIER

SURVEY

OF THE PROPERTY OF THE ESTATE OF G. E. THOMAS, SR., according to a map or plat

of said survey recorded in the Office of the Clerk of Superior Court, Muscogee

County, Georgia

in Deed Book W, Folio 124, being more particularly described as follows:



Commencing at the southwest corner of the intersection of 6th Avenue (formerly

Thomas Avenue)

and 21st Street (formerly Phillips Street), and running thence south along the

west margin of 6th

Avenue a distance of 50 feet; thence west and parallel with the south margin of

21st Street a

distance of 150 feet to the east margin of Lot 3 of said survey; thence

northerly and along the

east margin of said Lot 3 a distance of 50 feet to the south margin of 21st

Street; thence east and

along the south margin of 21st Street a distance of 150 feet to the point of

beginning.



And



All that lot, tract, or parcel of land situate, lying and being in Columbus,

Muscogee County,

Georgia, and being known and designated as ALL OF LOT LETTERED ?B?, REDIVISION

OF LOTS NUMBERED THREE (3), FOUR (4), and NINE (9), of the original THOMAS

SURVEY, said tract or parcel of land hereby conveyed fronting fifty (50) feet

on the west side

of 6th Avenue (formerly designated as Thomas Avenue) and extending squarely

back West

there from, of uniform width, to a depth of one hundred fifty (150) feet, and

being dated

September 29, 1913, recorded in Deed Book 15, Folio 53, of the records in the

Office of the

Clerk of the Superior Court, Muscogee County, Georgia.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. All external trash dumpsters / compactors shall be visually obstructed by a

structure which is aesthetically similar to the proposed development.

3. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.
