An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1213 18th Street from R-3A (Medium Density Residential) District to

C-3 (General Commercial) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-3A (Medium Density

Residential) District to C-3 (General Commercial) District:



Commencing at an iron pin located on the northwest corner of 12th Avenue and

18th Street and running east a distance of 150 feet to an iron pin which marks

the point of beginning; thence running north a distance of 142.5 feet to an

iron stake; thence running east a distance of 50 feet to an iron stake; thence

running south a distance of 142.5 feet to an iron stake; thence running west a

distance of 50 feet to an iron pin which marks the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.

4. A deceleration lane shall be required as determined by the City Traffic

Engineer.

5. The principal structure on the property subject to rezoning shall be

utilized as part of the development. It shall not be moved or demolished.
