An Ordinance amending the Zoning Atlas of the Consolidated Government of

Columbus, Georgia; this amendment changes certain boundaries of a district

located at 7176 Village Loop and 7333 and the western portion of 7301

Whitesville Road from SFR1 (Single Family Residential 1) and SFR2 (Single

Family Residential 2) Districts to SFR3 (Single Family Residential 3) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the Department of

Community and Economic Development be, and the same is hereby amended by

changing the following described property from SFR1 (Single Family Residential

1) and SFR2 (Single Family Residential 2) Districts to SFR3 (Single Family

Residential 3) District:



Commencing at a concrete monument located at the southwest intersection of

Double Churches Road and Whitesville Road and thence running S 44 degrees 58

minutes 13 seconds E a distance of 85.76 feet to an iron stake; thence running

S 17 degrees 38 minutes 55 seconds E a distance of 614.04 feet to an iron

stake; thence running S 17 degrees 38 minutes 55 seconds E a distance of 321.86

feet to an iron stake that marks the POINT OF BEGINNING; thence running S 63

degrees 07 minutes 12 seconds W a distance of 355.94 feet to an iron stake;

thence running S 74 degrees 07 minutes 00 seconds W a distance of 211.81 feet

to an iron stake; thence running S 08 degrees 16 minutes 47 seconds E a

distance of 338.08 to an iron stake; thence running S 87 degrees 12 minutes 48

seconds W a distance of 748.17 feet to an iron stake; thence running S 00

degrees 47 minutes 53 seconds W a distance of 35.02 feet to an iron stake;

thence running N 84 degrees 01 minute 19 seconds W a distance of 616.21 feet to

distance of 321.86 feet to an iron stake that marks the POINT OF BEGINNING.



The above-described property is being rezoned with the following conditions:



1. Lots numbered 14, 15, 16, 32, 33 and 34 as shown on the plat

dated July 19, 2005 by Moon, Meeks, Mason and Vinson, Inc. shall have minimum

lot size of 10,000 square feet and said plat is incorporated herein by

reference.



2. A new access to Whitesville Road shall be constructed along with a new

street as shown on the attached Drawing C, which drawing is hereby incorporated

by reference. Access to Whitesville Road via Whitesville Walk Way shall be

closed upon construction of said new access and its acceptance and the Traffic

Engineer is directed to bring an ordinance at the appropriate time to

accomplish said closure.
