An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6210 Crystal Drive, from R-1A (Low Density Residential) District to

A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



All that tract or parcel of land situate, lying and being in Columbus, Muscogee

County, Georgia, and being known and designated as Tract ?B? of the Survey of

the Property of Clarence Murphy, said Survey being recorded in the Office of

the Clerk of the Superior Court of Muscogee County, Georgia, in Plat Book 1,

Page 1. Said Survey being a re-subdivision of Part of lots 5, 6 and 7, in

Block ?B?, of Crystal Valley Subdivision, being recorded in the Office of the

Clerk of the Superior Court of Muscogee County, Georgia, in Deed Book 76, Page

18. Said Tract ?B? of the Survey of the Property of Clarence Murphy, hereby

conveyed, lies in the Ninth District of said State and County.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

3. Driveway access shall be determined by the City Traffic Engineer.
