Quit Claim Deed


The State of Georgia, Muscogee County:

Know all men by these presents, That in consideration of the sum of one and no/100 dollars to us in hand paid by St. Paul United Methodist Church the receipt whereof is hereby acknowledged, we do remise, release, quit claim and convey to the said St. Paul United Methodist Church all our right, title, interest and claim, in or to the following described land, to-wit: All that tract or parcel of land known as a portion of Land Lot 24, Coweta \n \n Reserve, Muscogee County, Georgia, and being more particularly described as \n \n follows: \n \n .

Beginning at a point located at an iron pin which marks the intersection of the

northeastern right-of-way line of Forest Avenue and the southeastern

right-of-way line of Leonard Street; thence run north 61 degrees 45 minutes 46

seconds east for a distance of 147.19 feet on the southeastern right-of-way

line of Leonard Street to an iron pin which marks the POINT OF BEGINNING;



From said POINT OF BEGINNING, thence continue to run along the southeastern

line of Leonard Street north 61 degrees 45 minutes 46 seconds east for a

distance of 13.91 feet to a point;



Thence, leaving the southeastern right-of-way line of Leonard Street, run south

28 degrees 15 minutes 00 seconds east for a distance of 110.0 feet to an iron

pin;



Thence run south 61 degrees 45 minutes 02 seconds east for a distance of 7.02

feet to a point;



Thence run north 28 degrees 12 minutes 49 seconds west fro a distance of 23.80

feet to a point;



Thence run south 61 degrees 40 minutes 18 seconds west for a distance of 7.0

feet to an iron pin;



Thence run north 28 degrees 10 minutes 39 seconds west for a distance of 80.99

feet to the POINT OF BEGINNING.

Also providing that all existing utility easements of record remain in effect and providing appropriate width as required by the applicable utility companies will be required for unknown utilities, repealing any confliction ordinances, and for other purposes.
