Quit Claim Deed


The State of Georgia, Muscogee County:

Know all men by these presents, That in consideration of the sum of one and no/100 dollars to us in hand paid by Murray Ventures, Inc. the receipt whereof is hereby acknowledged, we do remise, release, quit claim and convey to the said Murray Ventures, Inc. all our right, title, interest and claim, in or to the following described land, to-wit: along the eastern (rear) property line of 5126 13th Avenue and along the \n \n western (rear) property line of 5125 14th Avenue..

All that tract or parcel of land known as a portion of Block ?W?, Beallwood

Heights Subdivision, Columbus, Muscogee County, Georgia, being more

particularly described as follows:



Beginning at a point located at the intersection of the east right of way line

of 13th Avenue, and the south right of way line of 52th Street; thence running

in a southerly direction along the east right of way line of 13th Avenue, a

distance of 50 feet to a point on the northerly property line of 5126 13th

Avenue, thence run in an easterly direction along said northerly property line

a distance of 140 feet to a point on the western line of said 15 foot alley

said point in the Point of Beginning for the property herein Described;



From the Point of Beginning,



Thence run in a southerly direction along said western line of the 15 foot

alley 50? to a point on the southern property line of 5126 13th Avenue:

Thence run in a easterly direction 15? to a point on the easterly line of said

15? alley and the southerly property line of 5125 14th Avenue;

Thence run in a northerly direction along said easterly line of the 15? alley a

distance of 50? to a point on the northerly line of 5125 14th Avenue;

Thence run in a westerly direction 15? to a point on the westerly line of said

15? alley and the northerly property line of 5126 13th avenue, said point being

the point of beginning.



Also providing that all existing utility easements of record remain in effect

and providing appropriate width as required by the applicable utility companies

will be required for unknown utilities, repealing any conflicting ordinances,

and for other purposes.
