Approval is requested to amend Resolution #168-00 in support of Robin's Trace \n \n Apartments, 1600 Fort Benning Road, for 144 units instead of 100 units.

Background
Two years ago, Council approved a resolution of support for the renovation of

Traffic Gardens Apartments located at 1600 Fort Benning Road. The 100 one and

two bedroom apartments were to be renovated with financial assistance from the

Low Income Housing Tax Credit program from the Georgia Department of Community

Affairs. The applicantion was not funded at that time. Capitol Development

Group of Atlanta, is now preparing to file a new application. Their intention

is to demolish the existing structures on the property and construct 144 new,

affordable and high quality apartment units. The group has already been

awarded funds through the Affordable Housing Program from the Federal Home Loan

Bank of Atlanta that will be used in conjunction with the Low Income Housing

Tax Credit program.
Analysis
A Resolution of Support is needed by the applicant to score well on the

application. In addition, it offers new housing opportunities to this area.

The project is also located in the Columbus Business Development Center

(Enterprise Zone).
Financial Considerations
Tax abatements under the City's Columbus Business Development Center will be

made available to this project.
