Background

Ironwood Development, LLC, is rezoning properties for future development of a
senior citizen apartment complex on the west side of North Lumpkin Road, north
of Airview Drive. This project is a Georgia Department of Community Affairs
(DCA) Low Income Housing Tax Credit project. A resolution is required as part
of the DCA process.

Analysis

This project will be adjacent to another tax credit project, Springfield
Crossing, which Ironwood Development, LLC is developing. The complex will
serve to develop long abandoned property and create affordable housing for
senior citizens. The project will also be another promising development within
the Enterprise Zone.

Financial Considerations

Tax abatements under the City's Columbus Business Development Center will be
made available to this project.
