Approve the attached resolution authorizing a variance to the Subdivision \n \n Regulations to allow the use of an "Eyebrow Cul-de-sac" in place of the \n \n horizontal curve that is required when the center line deflection angle is more \n \n than five (5) degrees and to allow a street width of 29 feet back of curb to \n \n back of curb in lieu of the required 31 feet.

Background
-
The property is being developed as a residential subdivision and the design
that works best for this site makes use of the "Eyebrow" style cul-de-sac.
Therefore, Donald Bowles Inc., has submitted design plans that uses this
principle and is requesting the approval of a variance. The subdivision
regulation requires that all deflections/turns in the center line of five (5)
degrees or more must have a horizontal curve having a minimum of 150 foot
radius. A right angle turn does not meet this requirement.
The second variance to is allow a street width of 29 feet back of curb to back
of curb in lieu of 31 feet. This will only change the asphalt lane width in
each direction from 13 feet to 12 feet.

The Traffic Engineering Division reviewed the site plans recommending approval
of the variance based on the limited number of lots and short block lengths.
