Approval is requested of a resolution in support of the development of Brighton \n \n at The Park apartment community on Tax Map 109-001 019 and 020, Warm Springs \n \n Road, Columbus, Muscogee County, Georgia, for 128 units.

Background
The Resolution is a request of the Hall Group, L.L.C., in support of their

application to develop 128 units on property located on Warm Springs Road (see

attached map). The developers are applying to the Georgia Department of

Community Affairs (DCA) for Low Income Housing Tax Credits and/or financing

through the HOME Investment Partnerships Program, for the development of 115

units affordable to low income residents.
Analysis
The property proposed for this redevelopment is zoned R-4 (High Density

Residential), which is the proper zoning classification for this type of use

(see attachment). The developer proposes to redevelop the 128 units to offer

low to moderate income apartment communities in this development.



Approval of this Resolution is only one of the many steps the developer must

meet before submitting the full application to the State.
Financial Considerations
The local jurisdiction will provide financial assistance for this project by

allowing abatement of taxes as allowed under bond financing by the Development

Authority of Columbus Georgia.
