Background
-
Section 18A-33b establishes a minimum pavement width of 31 feet back to back of
curb for local streets with curb and gutter. Developers-Investors, Inc.
requested and was granted a variance from the standard width for Maple Ridge
Golf Community, Section J-1 which consisted of 51 lots and was limited to three
short cul-de-sac streets. The proposed lot layouts included locations for
additional off-street parking.

Analysis
-
Section J-3 is an extension of an existing street in J-1 and includes 24 lots.
The Departments of Engineering and Community & Economic Development have
reviewed this variance and feel it be granted due to the size of the proposed
section, limited traffic and this would be an extension of an existing street.

A RESOLUTION
NO.
A RESOLUTION AUTHORIZING THE APPROVAL OF A VARIANCE TO THE SUBDIVISION
REGULATIONS FOR DEVELOPERS-INVESTORS, INC. FOR MAPLE RIDGE GOLF COMMUNITY,
SECTION J-3.
WHEREAS, Developers-Investors, Inc. has requested that the Department of
Engineering initiate a variance to the Subdivision Regulations from the
standard width of the street from 31 feet (back of curb to back of curb) to 26
feet; and,
WHEREAS, Developers-Investors, Inc. feels that the street configuration will
best compliment the "village" feel created in Maple Ridge Golf Community,
Section J-3.
WHEREAS, Section J-3 is an extension of an existing street that was constructed
at the 26 foot width; and,
WHEREAS, the Departments of Engineering and Community & Economic Development
have reviewed this variance and concur the variance be granted due to the size
and nature of the proposed Section.
NOW, THEREFORE, THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY
RESOLVES AS FOLLOWS:
That Developers-Investors, Inc. is approved for a variance to the Subdivision
Regulations to construct the standard width of the street from 31 feet (back of
curb to back of curb) to 26 feet.
Introduced at a regular meeting of the Council of Columbus, Georgia, held
the
18thday of June, 2002, and adopted at said meeting by the affirmative vote of
members of said Council.
