Approval is requested to enter into a joint purchase agreement with Woodmont \n \n Properties, LLC, an adjacent property owner. The acquisition of 3601 Ginger \n \n Drive (aka tax map 072 009 001) will allow the City to complete a sewer \n \n project on Effingham Way and Ginger Drive in Columbus, Muscogee County, \n \n Georgia, (see attachments) .

Background
-
A portion of Ginger Drive (adjacent to Effingham Way) has been washed away and
is a danger to the citizens of Columbus. Public Services has repeatedly placed
barricades to block off the washed out portion of the road. The barricades are
moved to access the road without regard to the danger associated with such
action.

Analysis
-
The acquisition of property will be a joint purchase agreement with Woodmont
Properties, LLC. Woodmont Properties, LLC has committed to pay $250,000 in
exchange for all property remaining after the completion of the project which
includes replacing the existing lake with a larger lake site. This project
will reduce downstream flooding on Effingham and reduce sedimentation in Heath
Park/Watershed Lake. There will be added storage for volume for flood
control. This joint purchase agreement is contingent upon the property being
rezoned to RMF 2 for apartments.

Financial Considerations

This will be a joint purchase agreement with Woodmont Properties, LLC, an
adjacent property owner. Woodmont Properties, LLC has committed to pay
$250,000, the City will pay $350,000, for a total of $600,000, See attached
