Background
-
Sweetwater Subdivision was developed with Bayberry Drive intersecting Buena
Vista Road (arterial) with the nearest intersection to the west being Manley
Drive. The distance between these two intersection is approximately 1,330
feet. There exists a 5.7 acre tract of land located just west of Bayberry
Drive that is being developed as a residential subdivision. The developer
requests that a new residential street be allowed to intersect Buena Vista Road
some 390 feet west of Bayberry Drive.

Analysis

There are no street stub outs to this property from any of the adjacent
developed land except for access to Buena Vista Road. For this reason, we
recommend approval of said variance.

A RESOLUTION AUTHORIZING A VARIANCE FOR RICHLAND SUBDIVISION TO CITY CODE
SECTION 7.3.4 STREET LAYOUT THAT REQUIRES 800 FEET BETWEEN INTERSECTIONS ALONG
ARTERIAL ROADWAYS SUCH AS BUENA VISTA ROAD TO ALLOW 390 FEET PLUS/MINUS BETWEEN
THE PROPOSED STREET NAMED RICHLAND DRIVE AND BAYBERRY DRIVE.
WHEREAS, a 5.7 acre tract of land is proposed for development along Buena Vista
Road and just west of Sweetwater subdivision; and,
WHEREAS, said property is land locked except for frontage and access to Buena
Vista Road; and,
WHEREAS, allowing a distance of 390 feet between the proposed Richland Drive
and Bayberry Drive is a practical solution to allow Richland subdivision to
develop.
NOW, THEREFORE, THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY RESOLVES AS FOLLOWS:
That a variance is hereby authorized for Richland Subdivision to City Code
Section 7.3.4 Street Layout that requires 800 feet between intersections along
arterial roadways such as Buena Vista Road to allow 390 feet plus/minus between
the proposed street named Richland Drive and Bayberry Drive.
Introduced at a regular meeting of the Council of Columbus,
Georgia, held the_________ day of _________________, 2007 and adopted at said
meeting by the affirmative vote of _________ members of said Council.
