Background
McCown Hall Properties, LLC is developing commercial property at 4306 15th

Avenue. The project will include an office building and warehouse. There are

currently no sidewalks in the area.
Analysis
The developer of the project has requested delay in the installation of the

sidewalk until such time sidewalk is added to the adjoining properties. In

addition, there are existing trees that would have to be removed in order to

construct new sidewalk.
Financial Considerations
There are no financial impacts to the City.
Projected Annual Fiscal Impact Statement
Public Works would be required to maintain sidewalk if they were required and

constructed.
Legal Considerations
A variance to City Codes involving public right-of-way requirements must have

Council approval.
