Background
Calhoun Building has obtained a permit for the construction of a 5000 square

foot Office/Warehouse at 1100 14th Street. Section 7.10.1 of the Unified

Development Code requires sidewalk to be constructed on all new commercial and

industrial properties. Flournoy & Calhoun Realtors has requested a variance

for this requirement due to the increase in cost for the project.
Analysis
There are existing sidewalk in the area (see attached map). There are no

physical constraints or challenges to construct sidewalk on the site. Staff

recommends construction of the sidewalk to reduce future cost of adding

sidewalk to create a network in this area.
Financial Considerations
There are no current expenses to the City. City could incur cost if sidewalks

were added at a later date as part of a sidewalk program.

approval.

A RESOLUTION AUTHORIZING A VARIANCE FOR FLOURNOY & CALHOUN REALTORS TO CITY

CODE SECTION 7.10.1 REQUIRED SIDEWALKS THAT REQUIRES SIDEWALK IN ALL

RESIDENTIAL,COMMERCIAL AND INDUSTRIAL DEVELOPMENTS FOR THE PROPOSED DEVELOPMENT

AT 1100 14TH STREET.

WHEREAS, as Calhoun Building is planning to construct a 5000 Square Foot

Office/Warehouse at 1100 14th Street; and,

WHEREAS, Flournoy and Calhoun Realtors has requested a variance to the

requirement due to the increase in cost of development; and,

WHEREAS, the Department of Engineering denied the original request for a

variance to the UDO requirements due to no physical conditions on site creating

a hardship.

NOW, THEREFORE, THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY

RESOLVES AS FOLLOWS:

That a variance is hereby authorized for Flournoy & Calhoun Realtors to

City Code 7.10.1 that requires sidewalk on all residential, commercial and

industrial developements for the proposed developement located at 1100 14th

Street.
